When it comes to selling your home, knowledge, preparation, and flexibility are key. Getting people in the door is the first step. Prepare your home for photos. Without good, clean, visually appealing photos, fewer people will schedule tours and visit open houses. Fewer visits from potential buyers means fewer offers.
Price the house correctly according to the market. We will look at comparable recent sales, as well as current competitive properties. Accurate pricing is important, because homes priced too far over the market value will attract fewer viewers and take longer to sell. If you are still living in the house, preparing for visitors may be frustrating, but it is important. Know that you will need to keep the house clean and free of clutter. Pets will need to be removed or caged during showings and open houses. Making your home available for showings, however, will pay off, allowing you to find a buyer faster. In addition to being flexible with showings, you also need to be flexible in pricing. If your home is on the market for 30 days, be prepared to lower the price or make plans for seller concessions in order to make your home more desirable to potential buyers. We will discuss in advance the range of price and terms you will be willing to accept. Should an offer fall within that range, be prepared to accept that offer.
